Overview
Work on a new multi-million-pound business centre and innovation hub that will offer flexible office and workshop space for small and medium-sized enterprises (SMEs) has started on the Goole 36 Enterprise Zone. The Rail, accelerator and innovation solutions hub for enterprise (RaisE) will provide 3,200 square meters of commercial floor space made up of grade-A office and workshop accommodation, much-needed high quality conferencing facilities to cater for up to 80 delegates with 3 smaller break out rooms and a welcoming communal café hub that will act as a focal point for the business park. Construction of RaisE is expected to be completed by late 2021/early 2022. The innovation centre is being delivered by East Riding of Yorkshire Council in conjunction with key partners Siemens Mobility and the University of Birmingham, and is the first phase of a forward-thinking partnership between industry, academia and the public sector. In conjunction with the £200million Siemens Mobility manufacturing facility which is currently under construction, this exciting partnership will facilitate additional investment in research and development infrastructure and help create a ‘Rail Village’ concept that will attract further added value activity from the wider rail supply chain. The £8.1m RaisE Business Centre and Innovation Hub is being delivered by East Riding of Yorkshire Council who have secured £1.5m from the European Regional Development Fund (ERDF) and £1m from the Getting Building Fund, via the Humber LEP, to help finance the project. The striking three-storey building, with a prominent frontage to Tom Pudding Way, will include spacious, modern conference rooms, smaller ground floor meeting rooms, communal break-out areas, an on-site café and ample, free on-site car parking for occupants and visitors. Each office and workshop, set over the ground and first floor, will range from between 236 square feet to 840 square feet in size. To occupy each space available, costs will start at around £25 per square foot, which will include power, heat and light (however, additional charges will apply in relation to business rates, insurance, telecoms and internet).
Conference and meeting facilities

RaisE boasts modern conference rooms, ground floor meeting rooms, offices, workshops, communal areas, on site cafe and ample free on-site car parking. With 29 offices with sizes ranging from 18 sq mt to 78 sq mt RaisE is suitable for a wide variety of businesses including those with a particular focus in rail industry sector or supply chain.

  • Tenure: Licence Agreement - available on 'easy-in, easy-out' terms, terminable on the giving of one months' notice subject to an annual business review with the business centre manager or on-site business advisor.
  • Rent: Licence Fee (payable monthly by Direct Debit) includes - power, heat and light, reception services (meet and greet visitors; receive post and deliveries); access to a wider business support network; refuse/recycling facilities; communal area cleaning; building insurance.
  • Deposit: (Equivalent to one month’s rent) payable upfront.
  • Uses: Suitable for a wide variety of office and light industrial based businesses with a particular focus in the rail industry and/or its supply chain. Retail, vehicle repair and/or maintenance, car trade or related businesses are not permitted.
  • Repairs/Maintenance: License holders are responsible for the internal upkeep and decoration of their office only. Licence holder required to have in place Public Liability Insurance in the sum of £2m in respect of any one incident.
